This page describes what this website does with information, in the plain sense of what it actually does. It was written from a check of every request the site makes, carried out on 25 August 2026.
What this website collects from you
Only what you type into a form and send. There is no account to create, nothing tracks you between visits, and reading the site sends nothing about you anywhere.
When you send a form, Tanner receives what you entered so that he can reply. Contacting an agent about a property through the MLS search is a separate thing, handled by the MLS provider — that is described further down.
Like every website, this one is served from a computer somewhere: it is hosted by Kinsta, and every request to it passes through Cloudflare, which Kinsta uses to deliver the site and to block abusive traffic. To do that, both see your IP address, the pages you request and the kind of browser you use, and the host keeps a log of requests for six months. That is what makes the site work; it is not used to identify you or to follow you anywhere else.
What this website does not do
None of the following runs on this site: analytics, advertising, tracking pixels, Google Fonts, Google Maps, Follow Up Boss, newsletter, chat widget or social media embeds. This list is checked automatically, so if any of it ever changes, this page has to change with it.
Your information is not sold, and it is not shared for advertising.
Other companies this website contacts
Some parts of the site are delivered by other companies. When your browser fetches something from one of them, that company can see your IP address, which browser you are using, and which page asked for it. These are the ones that happen because you opened a page:
- cdnjs.cloudflare.com — Delivers select2, the code behind the search form’s location field. Supplied by the MLS plugin, which cannot use the field without it. The home page, Search Homes, search results and listing pages.
- cdn.resize.sparkplatform.com — Serves listing photographs at the size the page needs. The home page and search results.
- cdn.photos.sparkplatform.com — Serves listing photographs. Listing pages.
- drive.google.com — Media that a listing agent, not this site, attached to a listing — a folder of photographs or documents, a tour, a video. The MLS plugin embeds such media inside the photo slideshow as a frame, so the host receives a request from your browser as the page opens, before you choose anything. Which listings carry such media, and where it is hosted, is decided by the listing agent and can change at any time; Google Drive is the host seen so far, and another listing could use another host. Listing pages for listings whose agent attached media hosted elsewhere; a Google Drive folder on one listing is the example observed on 5 October 2026.
These happen only after you press something:
- www.youtube-nocookie.com — Plays the video. Nothing is requested until the visitor presses play — the still image before that is served from this site. Pages with a video on them.
- i.ytimg.com — Serves images the YouTube player asks for once it has started. Pages with a video on them.
Videos are the clearest case. A still picture served from this site stands in for the video, and nothing reaches YouTube until you press play. If you never press play, YouTube is never contacted.
Links that take you somewhere else
The site links out to places it never contacts on its own. Following one of these takes you off this website, and what happens next is covered by that company’s own policies rather than this one:

- www.facebook.com — Tanner’s Facebook profile, as a plain link. It is not contacted until you choose it. The contact rail shown on wide screens.
- www.instagram.com — Tanner’s Instagram profile, as a plain link. It is not contacted until you choose it. The contact rail shown on wide screens.
- www.linkedin.com — Tanner’s LinkedIn profile, as a plain link. It is not contacted until you choose it. The contact rail shown on wide screens.
- www.youtube.com — Tanner’s YouTube profile, as a plain link. It is not contacted until you choose it. The contact rail shown on wide screens, and the Videos page.
- www.tiktok.com — Tanner’s TikTok profile, as a plain link. It is not contacted until you choose it. The contact rail shown on wide screens.
- Whatever the listing brokerage chose — A virtual-tour address arrives as part of the MLS record and is not chosen by this site. Observed on 25 August 2026: a Zillow 3D tour. Matterport and others appear the same way on other listings. Listing pages that have a virtual tour.
Cookies
This site sets the following cookies:
- spark_listings_per_page — Remembers how many listings to show on a page of results, so the choice survives to the next page. Set by The Flexmls IDX plugin, the first time a page of search results is displayed. No other page on this site sets a cookie. It lasts 30 days, applies to the whole site, and is marked SameSite=Lax so it is not sent from other websites.
- spark_listings_orderby — Remembers the sort order you chose for search results, so it survives to the next page. Set by The Flexmls IDX plugin, when a page of search results is sorted — by price, say. Seen on the staging site on 4 October 2026 over HTTPS, where it was sent without the Secure attribute. It lasts 30 days, applies to the whole site, and is marked SameSite=Lax so it is not sent from other websites.
There is no consent banner on this site. That is a deliberate decision rather than an oversight: the one cookie is there to deliver something you asked for, and a banner that asks permission for nothing teaches people to dismiss the ones that matter. This is a conditional position rather than a settled legal conclusion: it holds while the site keeps behaving this way, and it is still with the attorney for review.
Property search and the MLS
The property search, its results and the listing pages are provided by the Flexmls IDX plugin from FBS, using data from the multiple listing service. Registering for saved searches or contacting an agent through a listing is handled by that system: what you send goes to FBS and into Tanner’s MLS contact records, and it reaches Tanner by email.
This site does not alter MLS data or the attribution and disclaimers the MLS requires.
How long information is kept, and how to ask about it
Inquiries are kept as long as Tanner needs them to do the work you asked about and to meet the record-keeping his brokerage and the licensing rules require. The web server’s access logs are kept for six months, which the MLS requires of websites that display its listings. To ask what is held about you, to correct it, or to ask for it to be deleted, contact Tanner using the details in the footer of this page.
This site is not intended for children, and it does not knowingly collect information from them.
Changes to this page
When the site starts doing something new, this page is updated to say so before the change goes live rather than afterwards.
