Buying on Topsail Island

Buying on a barrier island is not the same as buying inland, and much of the difference is in things you cannot see in a listing photo.

What to look at before you buy on the coast

  • Where it sits. Elevation, distance from the water, and which side of the island it is on can influence much of what follows.
  • Flood exposure. Flood zone designation and any elevation certificate are specific to the individual property, and affect insurance and what you can do with it.
  • Insurance and rebuilding. What a property costs to insure, and what rebuilding would involve, are separate questions. Both turn on the individual property.
  • Rental potential. What a property has actually earned, and the expenses that came with it, from real records rather than estimates.
  • Access and maintenance. How you reach it, and what a coastal environment asks of a building over time.
  • Resale. Who is likely to buy this kind of property next, and what that suggests about how you buy it now.
